Overview of the Process

They say the 3 biggest stresses in life are having children, getting married and moving home. As your buying agent, we will guide you through the purchase process from the first meeting right up until completion, providing constant support and advice along the way.

Step 1: The initial discussion

You have a telephone call, face to face meeting or video call, depending on your location, with one of our qualified negotiators. You should have an experienced negotiator helping you pay the lowest price.

Step 2: Your search

You find a property you want to buy. At this stage, we can give you advice on what you should/shouldn’t say at the viewings and some things to look out for. We can also give our insights and thoughts if you are struggling to pick between a few properties.

Step 3: Advice and Negotiation

Once you have chosen a property, we do one thing – negotiate on your behalf as your buying agent to get you the best possible price. Don’t forget the agent you are buying through is acting on behalf of the seller – not you. Their aim is get as much money for their client as possible. We will start by developing a Negotiation Strategy with you based on how much you are happy to pay for the property.

Step 4: Sale agreed: What Next?

Once your offer has been accepted, we speak to all parties you have appointed including your solicitor, surveyor, lender or broker, as well as the rest of the estate agents in the chain to ensure every aspect is taken care of and within a reasonable time frame. We can also recommend local surveyors and solicitors if you are unsure who to use.

You will then feel safe in the knowledge that you got it at the right price and didn’t pay over the odds for it.

Our fees - clear and simple

Our fees are simple – no saving, no fee. You ONLY pay a fee to us if we negotiate you a saving. If we do negotiate you a saving, we charge 25% of the saving at the point you exchange legal contracts (20% for existing Sellers) on your purchase.* VAT will be added at the prevailing rate which Storey Estates Cheshire Ltd becomes VAT registered.
